How much does soffit repair cost in Virginia?

There is no honest single Virginia price, and a national average says little about your house. A job is priced by how many panels or feet of soffit are damaged, the material, how high the eave is, and what is hiding behind it, such as rot or animals. Get three written bids on the same scope and ask each to itemise the repair and any hidden-damage allowance.

Step by step

Read when to stop and call a pro, further down this page, before you start.

  1. Step 1: Walk the house and photograph

From the ground, with binoculars if needed, photograph each damaged stretch of soffit and note which sides of the house and which storeys are affected.

  2. Step 2: Count and measure

Estimate how many panels or how many feet of eave are damaged, and note whether they are solid or perforated (vented).[6]

  3. Step 3: Note the cause

Look for the sign of what went wrong: a leak stain, a gap an animal used, peeling paint, or a loose panel; quote the cause as well as the symptom.

  4. Step 4: Check the age

If the house was built before 1978, tell every bidder up front, because paint disturbance on older houses has lead-safe rules for paid contractors.[4]

  5. Step 5: Ask for three written bids

Give every bidder the same photos and scope, and get at least three written bids or estimates using identical plans and specifications.[1]

  6. Step 6: Ask for itemised prices

Ask each bid to separate the soffit repair, any fascia or wood repair, painting, cleanup and an allowance for hidden damage.

  7. Step 7: Verify the licence

Check the contractor's licence class and specialty on DPOR's licence lookup before you sign.[1]

  8. Step 8: Settle the deposit

Agree a written contract with the scope, price and payment schedule, and limit the deposit to 10% down or $1,000, whichever is less.[1]

What to expect

There is no single Virginia price for soffit repair, and a national average says little about your house. What you can know is how the bid is built, so you can compare three of them on equal terms. A repair that is one loose panel at the front door and a repair that is forty feet of rotted soffit on a second-storey eave are not the same job, even though both get called soffit repair.

What sets the price

  • How much is damaged. Panels or feet of eave. Vinyl soffit comes in solid and perforated panels,[6] and a matching panel has to be found for each.
  • Height and access. A one-storey eave from a ladder is quick. A tall or steep house needs more equipment and more time, and that shows up in the bid.
  • Material. Vinyl and aluminum panels are the usual replacement; wood soffit means carpentry and paint.
  • What is behind it. The soffit is often where a hidden leak first shows. Rotted fascia, wet insulation or soft rafter tails turn a panel swap into a carpentry repair.
  • Animals. Bats and squirrels often get in through a damaged soffit. From May through August, bats may have young still present in the inhabited space,[5] so exclusion work may have to wait, and it may be a separate trade.
  • Paint and lead. On a house built before 1978, EPA says that in general anyone who is paid to perform work that disturbs paint in housing built before 1978 must be certified, even sole proprietorships.[4] Lead-safe work adds containment and cleanup time.
  • Small-job minimums. Some businesses price a small repair as a minimum visit, so ask whether one applies.

Who can quote it

Soffit repair is done by roofers, siding and exterior contractors, carpenters and some handymen. In Virginia, roofing contracting (ROC) covers the materials that make a watertight surface for roofs, and it includes roofing system components when they are installed in conjunction with a roofing project.[3] Home improvement contracting (HIC) covers repairs or improvements to dwellings and townhouses,[3] which is the likely fit for stand-alone soffit work. For help picking, read who repairs soffits, a roofer or a gutter company.

Licences, bids and deposits

If the work you are considering is valued at $1,000 or more, a valid Virginia Contractor's License is required,[1] and under the Code of Virginia, Class C contractors perform or manage work when the total value of a single contract or project is over $1,000 but less than $30,000.[2] A license number in an advertisement or on a business card does not necessarily mean the contractor's licence is valid,[1] so look each one up.

Get at least three written bids or estimates using identical plans and specifications.[1] Beware of any bid substantially lower than the others:[1] it may leave out work, such as painting or hidden-damage repair, that the others include. Virginia law requires all licensed contractors to provide a written contract for residential work.[1] Limit your deposit to 10% down or $1,000, whichever is less.[1]

What to put in the written quote

  • The number of panels or feet, the material, and the colour and profile
  • Whether fascia, trim or paint are included
  • An allowance or unit price for rotted wood found after the soffit comes off
  • Who removes debris and any nest, and who does the animal exclusion
  • Lead-safe work if the house is older than 1978
  • Start and finish dates and the payment schedule

Stop and call a pro if

  • The soffit is above one storey or you cannot reach it from a stable ladder; get bids instead of improvising.
  • The soffit is sagging, stained or wet. The cause is probably a leak or ventilation problem that a new panel will not fix.
  • Animals are using the opening. Wait for a wildlife professional before sealing it.
  • A bid is far lower than the others, or the contractor asks for a large deposit up front.

Common questions

Why won't you give a dollar range?
Because a soffit repair is priced by scope: panels or feet, material, height and what is behind the damage. A written bid on your own house is worth more than a headline average.
Is a single loose panel expensive?
It can be a small job, but many businesses price small repairs as a minimum visit rather than by the panel, because travel, ladder setup and matching colour and profile take much of the time. Ask whether the bid has a minimum charge.
Does soffit repair need a licensed contractor in Virginia?
If the work is valued at $1,000 or more, a Virginia contractor's licence is required for the category the contractor works in, according to the Board for Contractors' hiring guide. Whatever the size, get the scope and price in writing.
Will insurance pay for soffit repair?
That depends on your policy and on what caused the damage. Read the policy and call the insurer before you hire anyone, and photograph the damage before it is repaired.
What drives the bid up after the contractor opens the soffit?
Rotted fascia or rafter tails, wet insulation, an animal nest, or lead paint on an older house. Ask for an allowance or unit price for hidden wood repair in the written bid so a surprise does not turn into a dispute.
