How much does shed demolition cost in Virginia?
There is no single price. The bill is mostly labor, hauling and disposal by weight, plus any permit, electrician, asbestos testing or slab removal. Public fees are small: when we checked in October 2026, Montgomery County charged $45 for a demolition permit and its regional transfer station $53.00 a ton for construction material. This is a job for a licensed pro in Virginia
This page explains what the work involves, the permits, what a licensed pro does and what drives the cost. It does not give step-by-step instructions, because this work needs a licence, a permit or both, and doing it wrong can injure someone. Before you hire, check the licence on Virginia's DPOR record.
Shed demolition in Virginia does not have a standard price, and an honest quote is built from parts: the crew's time, hauling, disposal charged by weight, and whatever the site adds, such as a permit, an electrician, asbestos testing or a concrete slab. The public fees are the small part. When we checked on October 27, 2026, Montgomery County charged $45 for each demolition permit for a structure,[1] and the Montgomery Regional Solid Waste Authority charged $53.00 a ton for construction material at its transfer station.[3]
What you are paying for
Labor. Most of the cost is the crew's time to empty the shed if needed, take it apart and load it. A small kit shed with a clear path to the driveway is quick. A large wooden shed in the back corner of a sloped yard, with every piece carried by hand to the street, takes far longer.
Hauling and disposal. Debris is charged by weight at the landfill or transfer station, and the crew passes that cost on along with the truck or trailer and the trip. Disposal rates differ by locality:
- When we checked in October 2026, the Montgomery Regional Solid Waste Authority, which serves Blacksburg, Christiansburg and Montgomery County, charged $53.00 a ton for construction material and $67.00 a ton for clean brush and wood with no nails.[3]
- Fairfax County's tipping fee at the I-95 Landfill Complex and the I-66 Transfer Station is $98 per ton during Fiscal Year 2027 (July 2026 to June 2027),[4] with a minimum charge for construction debris of $49 for small loads, $63 for medium loads and $109 for large loads.[4]
- Chesterfield County's convenience centers charged $15 for one pickup truck load of construction and demolition debris, and $30 for a pickup with a trailer shorter than 10 feet, when we checked in October 2026,[5] for residents and registered small contractors working at a county residence. They take no asbestos or lead.[5]
Salvage. Metal roofing, a steel frame or a whole metal kit shed can go for scrap instead of the landfill. At Chesterfield County's convenience centers there is no recycling fee for scrap metal.[5] Some crews credit scrap value back; ask.

What can add to the price
A permit. Each locality sets its own demolition fee. When we checked, Montgomery County's $45 permit fee came plus a Virginia state levy of 2% of each fee and a technology fee of 2% with a $10 minimum.[1] Botetourt County's fee schedule, effective November 1, 2025, lists residential demolition at $40,[2] and notes that an applicant may request that the fee be waived for single-story residential structures without utilities that do not exceed 256 square feet.[2] Whether your shed needs a permit at all is covered in do you need a permit to tear down a shed in Virginia.
Wiring or plumbing. A shed with power needs an electrician to disconnect the circuit and make the leftover wiring safe, which is a separate trade charge. Virginia's Board for Contractors certifies individual electrical tradesmen, and that certification is mandatory, not optional.[10]
Asbestos or lead. Old roofing, siding panels or floor tiles may need testing before demolition, and positive results change the job. In Virginia the building code requires a permit for removing or disturbing asbestos containing materials during demolition.[8] The EPA says removal of asbestos-containing material is complex and must be done only by a trained and accredited asbestos professional,[9] and advises that an asbestos inspector should not be connected with the firm that does the removal.[9] That means two bills, and the landfill or convenience center may refuse that material in a mixed load.
The base. Skids on gravel cost little to clear. A poured slab, concrete piers or a block foundation means breaking concrete, heavier loads and often equipment, and it is usually the biggest single add. See how to clear the ground after a shed is torn down.
Access and contents. A long carry, a tight gate, a steep yard, or a shed still full of old junk all add hours. Clearing out contents first, or paying for a separate junk removal, can lower the demolition quote.
Utility locates. Virginia 811 marks public utility lines for free,[11] so the locate itself should not add to a quote, though digging around marked lines takes longer.
Licensing and the size of the job
Virginia's definition of a contractor covers work that includes the removal of a building or structure, and the licence class follows the job's value: a Class C contractor's licence covers single jobs over $1,000 but less than $30,000.[6] Many shed teardowns with hauling and slab removal fall in that range. Check the licence on DPOR's lookup before you sign, and see is it illegal to hire an unlicensed contractor in Virginia for what is at stake.
Getting a quote you can compare
Virginia's Board for Contractors recommends getting at least three written bids based on the same specifications, and not automatically accepting the lowest.[7] Its guide also suggests the contract spell out complete cleanup and removal of debris and materials.[7] For a shed, ask each business to say in writing:
- the shed's size, material and base, and what the price assumes about each;
- whether disposal, scrap credit and the trip to the landfill are included;
- who applies for any permit and pays the fee;
- who disconnects power or water, and whether that is a licensed subcontractor;
- what happens to the slab, piers or gravel, and how the ground is left;
- how suspected asbestos or lead paint will be handled and priced.
When to call a licensed pro
- The shed has wiring, plumbing or a gas line.
- It is large, sits on a slab or piers, or is close to a fence, a neighbour's property or the house.
- It was built before 1978 or has old roofing or siding you cannot identify.
- The roof sags, the walls lean, or the floor has rotted.
- You want hauling and site cleanup handled under one written contract.

Common questions
- Is it cheaper to tear down a shed myself?
- You save labor, but you still pay for disposal by weight, and you take on the injury risk, the 811 locate, any permit and the hazardous-material checks. Wiring still needs a licensed electrician. Many people compare a crew's quote against a dumpster rental plus their own time before deciding.
- Does a metal shed cost less to remove than a wooden one?
- Often, because a metal kit shed is lighter, comes apart at its fasteners and can go for scrap. Chesterfield County's convenience centers, for example, charge no recycling fee for scrap metal. A metal shed on a concrete slab can still cost more overall if the slab has to come out.
- Why did my quote include an electrician?
- If the shed has power, the circuit has to be disconnected and the leftover wiring made safe before the walls come down. Many demolition crews subcontract it or ask you to have it done first.
- Do I pay for the permit or does the contractor?
- It depends on the contract. The fee itself is usually small, such as Montgomery County's $45 demolition permit when we checked in October 2026. Make sure the written contract says who applies for it.
- What makes a shed demolition quote go up after the job starts?
- Usually something nobody saw: a slab thicker than expected, buried wiring, a rotted floor full of junk, or material that tests positive for asbestos. Ask the contractor to write down what the price assumes and how changes will be priced before you sign.
